Wholesale buying -- an investment art
Wholesale buying has flourished in recent times for investors, many of whom are just starting to venture into our market. The structure of wholesale buying is a challenging, but profitable, business venture that consists of placing a motivated seller's house under contract and then assigning that contract to an investor/rehabber for very quick cash - large amounts of cash. As a wholesaler, your exit strategy can be to: Buy, hold to sell; buy, hold to rent for long-term wealth; or just rehab it and retail it to a new buyer. The potential profit margins in wholesale buying are tremendous, to say the least.
Finding the right wholesaler
Finding a wholesale property, however, is another matter. It's important to remember that wholesalers advertise extensively and market for motivated sellers, with the best ones able to assist you in any questions concerning contracts, title company, actual retail value of the home, cost to rehabilitate the property and more.

Great deals abound
Even in today's economy, wholesale properties are in great demand. Investors always are interested in purchasing a wholesale property for, let's say, $30,000 to $65,000, and then selling it for $100,000. Investors often purchase distressed properties for 30 to 70 percent of the retail value price, thus, creating a huge opportunity to make some serious money. When I refer to the Retail Value , that is to say the Current Fair Market Value, derived from comparables of recently sold homes in the immediate area of the home.
Investors also can take comfort in having an exit strategy, such as : Buy, hold to sell; Buy, hold to rent; Owner-finance; or Lease purchase/option the property.
